One of the biggest mistakes I see in new construction is assuming that the fun design decisions happen after the house is built.
A lot of them don’t.
By the time framing is finished, there are already dozens of decisions that need to be made because they affect what happens inside the walls, ceilings, and floors.
This is one of the biggest reasons I recommend hiring your interior designer early. You don’t want to be making these decisions because the builder needs an answer tomorrow. You want to have thought through them ahead of time.
Here are some of the biggest ones.
Your Floor Plan + Cabinet Layout
Before framing is finalized, we need to know how the spaces are actually going to function.
Where is the furniture going? Where are the cabinets? How large is the island? Where are the appliances?
Cabinetry isn’t just a finish that gets installed at the end. It affects walls, plumbing, electrical, appliances, and so much more.
This is why I like having the design direction established early. We can look at the home as a whole instead of making each room’s decisions separately.
Lighting Locations
You may not need to have every decorative light fixture purchased yet, but you absolutely need to know where the lights are going.
Recessed lighting, pendants, sconces, under-cabinet lighting, ceiling fans, exterior lighting, and even some decorative fixtures require electrical locations to be determined before the walls and ceilings are closed.
And those locations should be based on the way the finished room will actually function.
A light centered in an empty room isn’t necessarily centered once you add an island, dining table, bed, or other furniture.
Plumbing Locations
This is one I really don’t like leaving until later.
Your plumbing fixtures need to be coordinated with the rough-in locations. Shower systems, tub fillers, wall-mounted faucets, pot fillers, and other specialty fixtures can have very specific installation requirements.
I’ve seen what happens when this isn’t coordinated early: the rough-ins are installed, the selections happen later, and suddenly the fixture the client wants doesn’t work with what’s already in the wall.
That’s when a simple selection can become a very expensive change.
Appliance Sizes + Locations
Your appliances need to be considered before cabinetry is finalized.
A 36-inch range and a 48-inch range aren’t interchangeable when you’re designing a kitchen. Appliance dimensions affect cabinet layouts, electrical requirements, plumbing, ventilation, and sometimes even framing.
If you’re dreaming about a specific refrigerator, range, hood, or built-in appliance, this is the time to make sure the design accommodates it.
Ceiling Details + Architectural Elements
This is another category people don’t always think of as a “design decision.”
But if you want beams, a coffered ceiling, a vaulted ceiling, a large statement hood, a fireplace, built-ins, or other architectural details, those need to be considered before framing is complete.
The structure needs to know what the design is doing.
It is much easier to build those details into the home than to decide later that you wish they’d been there all along.
The Decisions That Can Wait
Not everything has to be decided before framing is finished.
Some decorative decisions can happen later, particularly things like final paint colors, some hardware, mirrors, accessories, artwork, and other finishing details.
The important distinction is knowing which decisions affect construction and which ones don’t.
That’s where having a designer involved early becomes incredibly valuable.
You don’t need to have every detail of your home picked out before construction starts.
But you do need to know which details can’t wait.
Because once the walls are closed, changing your mind gets a lot more expensive.
Good design isn’t just about choosing beautiful finishes.
It’s about knowing when each decision needs to be made so your home can be built the way it was designed in the first place.
