Do I Need an Interior Designer if I Already Have a Builder?

It’s a question I hear often, especially from clients planning a new construction home. If I already have a builder, why would I need an interior designer?

The answer comes down to understanding that while our roles overlap, we’re responsible for very different parts of the process.

The Builder Builds. The Designer Plans the Details.

Think of your builder as the person responsible for bringing your home to life. They’re coordinating construction, managing trades, and making sure everything is built correctly.

As an interior designer, my responsibility is to develop the vision for your home and communicate exactly how that vision should be executed.

Take something as simple as tile. Selecting a beautiful tile is only the beginning. Someone also needs to determine the size, pattern, orientation, grout color, edging, and installation details.

Without those decisions made ahead of time, your builder or tile installer will be asking you those questions, sometimes while they’re standing on the job site ready to install it.

And that’s just one material in your entire home.

Why Timing and Communication Matter

One of the biggest advantages of having a designer involved is making decisions before they become problems.

I’ve walked onto job sites where plumbing rough-ins were already installed before the fixtures had been selected. What homeowners may not realize is that plumbing connections aren’t always interchangeable between manufacturers.

Suddenly, the beautiful faucet you’ve been dreaming about may no longer be an option without additional work, expense, or delays.

These are the details I work through with builders early in the process so the design and construction can move forward together.

A Partnership, Not a Competition

Some builders offer in-house design services, and others are incredibly detail-oriented when it comes to selections. Every builder operates differently.

But my favorite projects are the ones where the builder and I work as a true team.

We communicate regularly, keep each other updated on design decisions and construction progress, and work through challenges together before bringing solutions to our clients.

I’ve found that the more detailed information I provide a builder through drawings, schedules, and specifications, the easier it is for everyone to do their job.

And ultimately, that’s what we both want.

Do You Need Both?

If you’re planning a renovation or new construction, I encourage you to think about who will be responsible for the thousands of design decisions that happen between your architectural plans and your finished home.

A great builder is an invaluable part of the process. So is having someone dedicated to the design, functionality, and overall vision of your home.

Your builder is responsible for building your home. Your interior designer is responsible for making sure there’s a thoughtful, cohesive design to build.

And when those two professionals work together, that’s when something really special happens.
